Lincoln County Zoning Cases For Dec. 4



LINCOLNTON, N.C. - The Lincoln County Board of Commissioners and Planning Board will hold a joint meeting and public hearings on Monday, December 4, 2023, at 6:30 p.m. to consider the following matters:

ZMA #725 Joseph and Shelley Richardson, applicant (Parcel ID# 34099)  A request to rezone a 1.75-acre parcel from R-SF (Residential Single Family) to B-G (General Business). The property is located on the south side of N.C. 16 Business about 500 feet west of Denver Drive in Catawba Springs Township.

ZMA #726 Robert Chad Puckett and Michael Bryant, applicant (Parcel ID# 33266)  A request to rezone a 5.745-acre parcel from CZ B-G (Conditional Zoning General Business) to I-G (General Industrial). The property is located at 445 N. N.C. 16 Business Hwy. in Catawba Springs Township.

ZMA #727 Denver United Methodist Church, applicant (Parcel ID# 57628 and 60032) A request to rezone 32.591 acres from R-SF (Residential Single Family) to B-G (General Business). The property is located at 3910 N. N.C. 16 Business Hwy. in Catawba Springs Township.

PD #2018-3-A Blum, Inc., applicant (Parcel ID# 02372, 31610, and 29857) A request to rezone 39.1 acres from PD-I (Planned Development-Industrial), I-G (General Industrial), and B-N (Neighborhood Business) to PD-I (Planned Development-Industrial) to permit the expansion of manufacturing and warehousing facilities. The property is located at 7733 Old Plank Road, on the north side of Old Plank Road about 600 feet west of N.C. 16 Business in Catawba Springs Township.

PD #2022-9 D.R. Horton, Inc., applicant (Parcel ID# 50192) A request to rezone 26.14 acres from R-T (Transitional Residential) to PD-R (Planned Development Residential) to permit the construction of 176 townhomes. The property is located on the north side of N.C. 73 and the west side of N. Ingleside Farm Rd. at the intersection of the two roads in Catawba Springs Township.

Following the joint meeting, the Lincoln County Board of Commissioners will hold public hearings to consider the following matters:

SR #89 D.R. Horton, Inc., applicant (Parcel ID# 50192) A request for a waiver from the subdivision standards in Section 5.4.11.B of the Unified Development Ordinance to permit a cul-de-sac shorter than 200 feet and to permit a cul-de-sac longer than ten times the minimum lot width. The subject property is located on the north side of N.C. 73 and the west side of N. Ingleside Farm Rd. at the intersection of the two roads in Catawba Springs Township.

SUP #497 Robert Chad Puckett and Michael Bryant, applicant (Parcel ID# 33266) A request for a special use permit for the expansion of a self-storage facility in the Eastern Lincoln Development District (ELDD) overlay. The subject property is located at 445 N. N.C. 16 Business Hwy. in Catawba Springs Township.

SUP #496 Derek Terry, applicant (Parcel ID# 58218) A request for a special use permit to operate a catering business in the Eastern Lincoln Development District (ELDD) overlay within 100 feet of residentially zoned property. The subject property is located at 2790 N. N.C. 16 Business Hwy. in Catawba Springs Township.

58765, and SUP #498 Roman Catholic Diocese of Charlotte, applicant (Parcel ID# 51306, 58758, 58766) A request for a special use permit to construct a church facility with a seating capacity in excess of 500 persons in the Eastern Lincoln Development District (ELDD) overlay. The subject property is located at 537 N. N.C. 16 Business Hwy. in Catawba Springs Township.

WSSUP #35 Roman Catholic Diocese of Charlotte, applicant (Parcel ID# 51306, 58758, 58765, and 58766) A request for watershed special use permit to use the high-density option in the Catawba River/Lake Norman WS-IV Critical Area. The applicant is proposing to construct a new church facility and additional parking areas. The high-density option would allow the development to have a built-upon surface area covering up to 50 percent of the site, with the use of engineered stormwater controls. The subject property is located at 537 N. N.C. 16 Business Hwy. in Catawba Springs Township.

WSSUP #34 Damon Lusk, applicant (Parcel ID# 101007) A request for a watershed special use permit to use the high-density option in the Catawba River/Lake Norman WS-IV Protected Area. The applicant is proposing to add a second building for contractor’s offices on a 2.29-acre parcel. The high-density option would allow the development to have a built-upon surface area covering up to 70 percent of the site, with the use of engineered stormwater controls. The subject property is located at 4168 N. N.C. 16 Business Hwy. in Catawba Springs Township.
