PUBLIC NOTICE: Lincoln County August 5 Joint Meeting Commissioners & Planning Board

LINCOLNTON, N.C. - The Lincoln County Board of Commissioners and Planning Board will hold a joint meeting and public hearings on Monday, August 5, 2024, at 6:30 p.m. to consider the following matters:

ZMA #734 ITI Communications, LLC, applicant (Parcel ID# 31174 and 31175) A request to rezone 31.28 acres from R-SF (Residential Single-Family) to B-G (General Business). The property is located at 920 N. N.C. 16 Business Hwy., on the east side of N.C. 16 Business at the intersection with Triangle Circle in Catawba Springs Township.

ZMA #735 Butternut Investments, LLC, applicant (Parcel ID# 33243 and 74369) A request to rezone 5.8 acres from CZ B-G (Conditional Zoning General Business) to I-L (Industrial Light). The property is located on the east side of N.C. 16 Business about 1600 feet north of Webbs Road in Catawba Springs Township.

ZMA #736 Butternut Investments, LLC, applicant (Parcel ID# 74369) A request to rezone 0.4-acres from CZ B-G (Conditional Zoning General Business) to R-SF (Residential Single-Family). The property is located on the east side of N.C. 16 Business about 1600 feet north of Webbs Road in Catawba Springs Township.

ZMA #737 DCA Properties of Denver, LLC, applicant (Parcel ID# 80791 and 80792) A request to rezone 3.32 acres from B-N (Neighborhood Business) to B-G (General Business). The property is located at the end of Charter Lane about 300 feet west of N.C. 16 Business in Catawba Springs Township.

Following the joint meeting, the Lincoln County Board of Commissioners will hold public hearings to consider the following matters:

PA # 60 Catana Construction, Inc., applicant (Parcel ID# 71135 and 72460) A request for preliminary plat approval for a residential subdivision with up to 29 lots. The 33.43-acre site is located on the south side of Car Farm Road and the west side of Horseshoe Lake Road where the two roads intersect in Lincolnton Township.

SUP #510 TowerCom IV-B, LLC, applicant (Parcel ID# 15097) A request for a special use permit for a wireless telecommunications tower in the R-S (Residential Suburban) district. The 11.59-acre parcel is located on the north side of Crouse School Road about 250 feet east of the intersection of N.C. 150 and Swanson Road in Howards Creek Township.

SUP #511 Chad Kahle, applicant (Parcel ID# 32314) A request for a special use permit for a kitchen and bath showroom within 100 feet of a residential district in the Eastern Lincoln Development District (ELDD) overlay. The 7.39-acre parcel is located at 4625 N. N.C. 16 Business Hwy., on the west side of N.C. 16 Business just south of the intersection with Grassy Creek Road in Catawba Springs Township.

SUP #512 Dent Source, Inc., applicant (Parcel ID# 70468) A request for a special use permit for vehicle sales in the I-G (Industrial General) district. The 1.84-acre parcel is located at 173 Joshua Ct, about 500 feet north of N.C. 27 in Ironton Township.

TIA Appeal #2024-1 DCA Properties of Denver, LLC, applicant (Parcel ID# 80791 and 80792) An appeal of the denial of a Traffic Impact Analysis for a proposed school expansion, which did not demonstrate compliance with the Level of Service standards in the Lincoln County UDO. The school site is located at the end of Charter Lane about 300 feet west of N.C. 16 Business in Catawba Springs Township.
